The face of South Dunedin's industrial area is changing, to accommodate a mix of retail, commercial and residential activity.

It's the subject of a resource consent application before the Dunedin City Council.

And it has planners on both sides arguing, about whether the suburb's existing zones are relevant within its changing landscape.
